Golf Course Extension Road: A Buyer's Guide to Gurugram's Luxury Corridor

Why Golf Course Extension Road?

Golf Course Extension Road carries on from Golf Course Road through Sectors 56 to 66 and on towards Sohna Road. Over the last decade it has grown from a stretch of land parcels into one of Gurugram’s most sought-after luxury corridors. DLF, Sobha, Oberoi, M3M, Emaar, Smartworld and Tarc all have projects here.

For buyers it combines three things that rarely come together: an address close to Golf Course Road, newer high-rise projects with large homes, and an established neighbourhood of hotels, offices, hospitals and shopping.

This guide explains what the corridor offers, who it suits, what it costs and what to check before you buy.

Location and connectivity

  • Golf Course Road and Rapid Metro: the northern end, around Sectors 56 to 58, is minutes from Golf Course Road and the Sector 55–56 Rapid Metro station.
  • Southern Peripheral Road (SPR) and Sohna Road: the corridor links to SPR and on to Sohna Road, which connects to NH-48 and the newer sectors of Gurugram.
  • Offices: WorldMark, AIPL Business Club and the hotels around Sector 65 are close by, and Cyber City is a straightforward drive.
  • Airport: IGI Airport is roughly 20–30 km away, depending on the sector.
  • Healthcare: Medanta, Artemis and several smaller hospitals are within a short drive.

Who is it for?

  • Families moving up from older Gurugram societies who want a larger, newer home without leaving the Golf Course Road neighbourhood.
  • NRIs and senior professionals looking for a premium home in Gurugram that is easy to rent out or keep for the future.
  • Investors who prefer projects by established developers in a proven location.

What it costs

Golf Course Extension Road is a premium market. Among the projects we currently advise on:

The corridor also has commercial options: M3M Route 65 retail from ₹90 lakh and office spaces at Emaar India Business Centre from ₹1.22 Cr.

Prices change often and vary by tower, floor and view, so ask us for the latest price list before you decide.

New launch, under construction or ready to move?

  • New launches such as DLF Aureva, Sobha Crescent and Oberoi Three Sixty North usually offer the best choice of floors and views, and the longest time to pay. Possession is several years away (DLF Aureva expects March 2031, Oberoi Three Sixty North November 2033).
  • Under construction projects such as Tarc Ishva (December 2029), 4S The Aurrum (March 2030), M3M Altitude and DLF Arbour let you see progress on site and shorten the wait.
  • Ready to move homes such as Emaar Marbella suit buyers who want to move in now and see exactly what they are buying.

What to check before you buy

  1. RERA registration: confirm the project’s Haryana RERA number and the possession date it promises.
  2. The developer’s track record: visit a completed project by the same developer and talk to the residents.
  3. The full price: ask for an all-inclusive cost covering PLC, parking, club membership, IFMS and GST, not just the basic price per sq ft.
  4. Payment plan: compare construction-linked and time-linked plans against your own cash flow.
  5. Carpet area and layout: compare usable carpet area, not just super area, and check the floor plan for wasted space.
  6. Density and open space: fewer homes per acre usually means a calmer society and less pressure on lifts and amenities.
  7. Rental potential: if you plan to rent it out, ask what similar completed homes nearby fetch.

Our view

Golf Course Extension Road suits buyers who want a premium Gurugram address with new construction and space to grow. It costs more than newer corridors such as Dwarka Expressway or New Gurugram. In return you get an established location close to Golf Course Road and projects from some of India’s most trusted developers.

The right project depends on your budget, when you need possession and whether you are buying to live in or to invest. We have advised Gurugram buyers since 2006 and are registered with H-RERA.
